NIB to finance Hemsö’s refurbishment and construction projects in Finland and Sweden 

NIB has signed a SEK 700 million (approx. EUR 61 million) loan agreement with Hemsö Fastighets AB to finance their projects in Finland and Sweden. The company will refurbish two educational buildings in Helsinki and one in Turku, as well as build new police headquarters in Borlänge.

Hemsö is refurbishing three educational buildings in Finland 

The property at Lemminkäisenkatu in Turku currently houses the Turku University of Applied Sciences and will after renovations house Turku International School alongside the university. The renovation will be completed in the second half of 2025. 

The building located on Siltavuorenpenger in Helsinki was established in 1961 and previously housed the Faculty of Education of the University of Helsinki. In the current conditions, the building’s energy performance class is rated at the level C. The company has started extensive renovations of the building to fulfil requirements set for modern art education. The energy class of this building is set to improve to level A. After the refurbishments, set to be completed during August 2025, the Visual Arts School of Helsinki and Kallio Upper Secondary School of Performing Arts will start moving into the building’s premises. 

By mid-2026, the company will also have renovated the Vallila elementary school premises at Hämeentie in Helsinki. The renovations include the renewal and strengthening of the building structures, updating the technology used in the building, and renovating the yard. The project improves the school’s energy class from level G to A. The school was originally completed in 1902, and it serves around 350 pupils. 

A new headquarters for the growing Swedish Police Authority 

Hemsö will construct a new 21,600 m2 police headquarters in the centre of Borlänge. The new station will replace the local police’s current premises, which were built in the mid-1970s. The premises will be leased to the Swedish Police Authority.  

The police force is growing in the region, making the headquarters in Borlänge an important hub for the local community. Modernising the building’s premises and improving the security is expected to provide substantial social benefits for the community. The new police headquarters will be certified with Miljöbyggnad Gold. 

Hemsö Fastighets AB’s is a Swedish real estate company that owns, manages and develops social infrastructure in Sweden, Finland and Germany. NIB and Hemsö have signed a previous loan in 2018 to finance the construction of the “Patienten” life science centre in Solna.

The premises Hemsö owns and manages serve a societally important tenant base. The majority of the company is owned by the Third Swedish National Pension Fund (AP3).
